What stands out

  • A leading specialist in rent guarantees, with a network of about 66,000 real estate agency outlets nationwide
  • Renewal fees build up year after year, and the operating margin was 33.1% in the year to December 2025
  • For the year to December 2026 the company forecasts higher revenue and higher profit

What could go wrong

  • The listing had no new share issue at all, so no fresh money went into the company
  • If rent arrears increase, for example in a downturn, the cost of covering unpaid rent rises
  • Earnings come almost entirely from rent guarantees, so they move with Japan's rental housing market

About the company

A holding company whose operating subsidiary, Nihon Safety, is a leading specialist in rent guarantees, standing in for the joint guarantor a tenant needs in order to rent a home in Japan.

How it makes money

Its subsidiary Nihon Safety takes on the role of joint guarantor for people renting homes, and earns the guarantee fees those tenants pay. On top of the fee charged when a contract is signed, a renewal fee comes in every time a lease is renewed, so revenue accumulates. Applications are gathered through a network of about 66,000 real estate agency outlets across Japan. In the year to December 2025 operating revenue was 29.83 billion yen and the operating margin was 33.1%.

Where growth is meant to come from

A medium-term plan announced in November 2025 sets out growth through acquisitions of mid-sized rent guarantee firms. In July 2026 the company took full ownership of Alpha, a Kagoshima-based firm with more than 20 years in the business and bases across all seven prefectures of Kyushu. For the year to December 2026 it forecasts operating revenue of 33.07 billion yen and net profit of 7.9 billion yen.
