What stands out

  • Revenue and recurring profit rose every year from the year to November 2021 through to November 2025, reaching 34.94 billion yen and 1.76 billion yen
  • 5,259 units under rental management with a 99.8% occupancy rate at the end of June 2026, so management income builds up after each sale
  • It has never paid a dividend, but the company says it is planning 25 to 32 yen per share for the year to November 2026

What could go wrong

  • Because it buys property in order to resell it, borrowings are large — interest-bearing debt was 45.9% of total assets at the end of November 2025
  • The company itself flags that rising land and construction costs are making it harder to secure property to buy in central Tokyo
  • The tradable share ratio at listing is expected to be 31.7%, so the number of shares circulating in the market is limited

About the company

A real estate company that develops and sells its own brand of investment condominiums in the Tokyo area, then manages the rented units for the owners afterwards.

How it makes money

Its main business is selling property. It develops its own VERXEED brand condominiums and also buys and resells second-hand units, selling them to individual investors and to companies. That sales business was 89.3% of revenue in the year to November 2025. After a sale it takes on rental and building management for the owner — 5,259 units under management with a 99.8% occupancy rate at the end of June 2026 — and those monthly fees give it a steadier layer of income. It also runs VERFUND, a property fund that can be joined from 100,000 yen, which acts as a first point of contact for people new to property investment.

Where growth is meant to come from

It names securing supply in central Tokyo and widening its sales network as its main tasks, and opened branches in Kyushu and Hokkaido in 2025 and in the Chugoku-Shikoku area in July 2026. Of the money raised at listing (up to about 1.79 billion yen after expenses), it plans to spend about 700 million yen on marketing to find new customers, about 670 million yen on nationwide brand advertising, and about 220 million yen on new branches and hiring.
